My professional background is in accounting and finance. I earned my accounting degree from Baylor University and was a licensed Certified Public Accountant for more than 40 years. As Chief Financial
Officer, I helped grow a real estate business from five branch offices in 1992 to more than 70 branch offices by 2015.
I have served on several public and community boards, including our local school board, our county
Central Appraisal District board of directors, and our county Emergency Services District board of directors.
While we love to spend time with our 2 children and 3 grandchildren in Texas and NJ, we spend much of our time on SFTR and I plan my schedule to attend POA Meetings and participate on the Ranch.

I was appointed in April 2025 to fill an open position on the Santa Fe Trail Ranch POA Board and was elected Treasurer. I have enjoyed serving in this role and working with the other Board members on behalf of the community.
I would like to continue providing clear, current financial information for the POA. My goal is to help efficiently manage the POA’s financial resources for all 454 lot owners while remaining mindful of the costs borne by each owner.

David is knowledgeable and communicates well with Board members and Owners. David’s CPA background enables him to work well with Mark and Abby concerning budgeting and accounting issues of SFTR, and he keeps us all informed with the financial statements he shares. He responds to emails readily.
He and his wife, Toni, have also put in many hours working with mitigation on the Ranch- cutting, chipping and planning. He is an asset on POA Board and SFTR, and I have enjoyed working with him.

With four decades of hands-on leadership in business ownership, finance, operations, regulatory compliance, and governance, I am running for the POA Board to bring practical, results-driven stewardship to our Ranch. I have operated and owned companies around the country. I manage complex manufacturing facilities, including strict adherence to ATF, DOT, and environmental standards. These experiences have sharpened my skills in finance, budgeting, risk management, infrastructure planning, and vendor coordination under tight regulatory oversight.
My direct involvement with POA governance is a particular strength. During my four years on the Board, I was your Treasurer for three years, was instrumental in updating our Bylaws and CCRs and have been the Mitigation Chair. All to improve management of the Ranch. I use a practical approach while minimizing overreach. I focus on solid financial oversight and practical approaches to achieving maximum value for our dues.

I understand the challenges of CCIOA compliance, road maintenance and repairs, volunteer/contractor coordination, and long-term funding strategies.
If elected, I will continue to prioritize financial management, proactive infrastructure maintenance, fair enforcement of covenants, and strategic planning to protect property values while controlling costs. I am committed to open communication and practical solutions that strengthen our community for all members.

I nominate Mark for the POA Board because of his proven leadership as Vice President, Treasurer, mitigation efforts and key role in strengthening our Bylaws and CCRs. His practical, common sense approach delivers solid financial oversight and maximum value for our dues. He understands our unique challenges with compliance and infrastructure, and will continue prioritizing cost control, fair enforcement, and open communication to protect property values and strengthen our Ranch.

I started working for the railroad at 18 for 12 years ending as a truck driver moving personnel and equipment. I also spent time in the electronics industry as a department lead in a highly regulated industry. I ran my own remodeling business as a sole proprietor in Chicago for 14 years and Sacramento for 7 years until moving to the Ranch. Working in the remodeling industry has taught me the importance of regulatory compliance and working cooperatively with local officials and homeowners.
My wife Christina and I bought our property in 2018, and began constructing our dream home in 2022. I have been our general contractor and primary worker. I have learned a lot about remote living and self-sufficiency.
I use a practical approach to looking at life’s challenges and rely on common sense to guide my decisions. I listen to others and ask a lot of questions before I make decisions. However, I plan to rely heavily on the experience and expertise of the other members of the board.

) I am willing and committed to doing my part to maintain and improve the Ranch for all our owners. I have read our governing documents and understand the requirements to be a member of the board. I have enjoyed supporting the mitigation and Ditch Rat efforts on the Ranch as a volunteer and will continue to support those efforts. I will support any of the operational requirements of the ranch and enjoy the hands-on side of things.

I nominate Greg for the POA Board because, although fairly new to the Ranch, he brings an open mind, critical thinking, and a readiness to challenge assumptions that will improve our decisions. His experience building his own home, running a remodeling business, and a railroad career, plus volunteering on mitigation and water repairs, shows practical skill and real commitment. Focused on the Ranch’s long-term success, he will provide thoughtful, independent stewardship.

Proven Business and Financial Leadership
My professional background directly matches the challenges of managing a property association:
• Financial & Business Strategy: I successfully owned and operated, with a partner, businesses that specialized in Employee Benefit Packages and Personal Financial strategies. This career gave me sharp skills in fiscal responsibility, contract negotiation, and long-term asset management.
• Operational Execution: I built a retail pet store and training facility from scratch, scaling it, over 17 years, into a thriving business with nearly $1 million in annual sales. I successfully navigated a complex exit by selling it to a large national corporation. I will apply this exact discipline and asset preservation strategy to managing SFTR budget and contractor relationships.

My goal is to bring financial oversight, proven operational experience, and a long-standing commitment to public service to our 454-lot mountain community. Having discovered our spectacular ranch in 2017 and fully renovating a horse barn into our full-time home by 2018, I am deeply invested in preserving the unique rural character, safety, and infrastructure of SFTR.
I ask for the privilege to help keep Santa Fe Trail Ranch a secure, beautiful, and financially sound place to call home.

Having worked with Claudia on the Communications Committee for four years, I truly appreciate her insight and dedication to making our Ranch a wonderful place to live.
